Usage and limits

The usage meters on the Billing tab, what each one counts, and exactly what happens when you reach one.

A button greys out mid-file and you have no idea why. That's the worst version of a plan limit — the one you meet by surprise, with a borrower waiting.

So LendrTech puts every meter in one place, keeps them separate, and tells you what's happening before it happens. Here's what each one counts, and what it does when it fills.

Where the meters live

Open Settings in the sidebar and select the Billing tab. Under your subscription card you'll find your usage cards — PDF imports this month and Saved content, plus an AI assistance card if your account has AI-assisted writing turned on.

Each card carries its own bar, its own numbers, and its own badge: Unlimited when your plan has no ceiling for that thing, Approaching limit as you get close, Limit reached when you're there.

The single most useful thing to know about that page: each card counts its own unrelated thing. A full bar on one says nothing whatsoever about the others. Running out of imports doesn't touch your saved reports; a full report shelf doesn't slow down anything else.

PDF imports — monthly, and it resets

Every time you upload a lender fee sheet, Loan Estimate, or Closing Disclosure and LendrTech reads the numbers out of it, that's one import against your monthly allowance. One upload, one import, whatever the document and however much it managed to extract.

This is a calendar-month meter: it starts over at the beginning of each month, on its own, with nothing for you to do. When you're at the limit, the card says so and tells you imports are paused until the reset.

Nothing else in LendrTech draws on it. Building a fee sheet by hand, saving a template, generating a report, sending an email — none of it touches the import count.

Because an import ends in a brand-new fee sheet, there's one crossover worth knowing: if your saved fee sheets are at their limit, imports pause too, and the import screen tells you that's the reason. Free a fee sheet slot and imports work again.

Saved content — a shelf, not a monthly allowance

The Saved content card is three bars in one: your fee sheet templates, your saved fee sheets, and your saved reports (purchase, refinance and single-loan all counted together in one pool).

These work differently from imports, and the difference matters:

Saved content is a count of what exists right now, not a count of what you've made. Nothing resets at the start of the month — because nothing needs to. Delete something you no longer need and the slot is free immediately, in the same click.

So a full shelf isn't a wall you wait out; it's a shelf you tidy. Old scenarios for a borrower who closed in March, the report you rebuilt twice — clear those and you're building again straight away.

AI assistance — one shared monthly pool

This card appears where your account has an AI feature that draws on the pool — Sage's answers included. Where it does, every one of those features draws from a single monthly pool, not from separate per-feature counters, and the AI assistance card shows that pool as a percentage left, along with the date it refills and a short ledger of what drew it down this month.

A percentage is deliberately the only figure there — it's the one number that helps while you're in the middle of a file. The pool refills at the start of each month, all the way back to full.

Different jobs draw different amounts: a long piece of writing costs more than a short question. That's why it's a pool rather than a count of uses — you spend it on whatever you need this month, in whatever mix. How LendrTech uses AI covers which features draw on it.

When the pool is empty, the AI features that write and build things for you pause until it refills, and the card says which date that is. The parts that answer questions and point you at the right screen keep working — running out of AI assistance should never leave you unable to ask what to do about it.

What a limit actually does

This is the important part, and it's the same for every meter:

A limit only ever stops you creating something new. It never touches anything you have already made.

Reaching a cap does not delete, hide, lock, or expire a single thing. Every client, fee sheet, template and report you've built stays exactly where it is, opens as normal, edits as normal, and sends as normal. Every report link you've already given a borrower keeps working, and so does every PDF you've already sent.

What you'll see instead, at the moment it's relevant:

  • On the import screen — the Import button is disabled, with a notice explaining which limit you hit and when it resets.
  • On a creation screen — a card at the top of the new fee sheet, template, or report telling you the pool is full and that deleting something frees a slot.
  • In the report builderSave is disabled for a new report when your report pool is full. Reports you've already saved still save their edits.
  • On the Billing tab — the matching card flips to Limit reached, so there's one page that always explains the greyed-out button you just met.

Before you get there

You get warned. Each card turns amber and shows an Approaching limit badge as you get near, and an upgrade prompt appears on the Billing tab at the same point — rather than nagging you at five percent.

When a meter is genuinely tight, you have three moves:

  1. Wait. Imports and AI assistance both refill at the start of the month, on their own.
  2. Tidy. Saved content frees up the moment you delete something — this is the fastest fix there is, and usually the right one.
  3. Upgrade. Max lifts the import and saved-content ceilings entirely and comes with a substantially larger AI pool. The pricing page has the current comparison, and plans and billing walks through the upgrade itself.
